SUBDIVISIONS

PRELIMINARY REVIEW
Prepare a general sketch plan of the proposed subdivision and have a pre-platting conference with the Executive Director to: (1) indicate what you plan to do, (2) be advised of the platting procedure (3) discuss the present and future need for services. There may be a fee for site plan review.
HOW TO FILE A MINOR SUBDIVISION
File a minor (5 lots or less) plat prepared by a licensed surveyor or engineer with the Plan Commission through the office of the Area Planning Department.
The following information is needed for the filing:
o One original application form, signed by the owners or the authorized agents
o Five copies of a legal description along with a drawing and signature page
o Five copies of the plat

Your plat request will be reviewed, and if in compliance, will be put on the agenda for the Plan Commission meeting and advertised in the newspaper at least 10 days before the day of the meeting. You will be notified of the date, time and place of the Plan Commission meeting.
You and/or your authorized agent (attorney, surveyor, or engineer) must attend the Plan Commission meeting to present the plat. The meeting is a public hearing and anyone may comment for or against the plat.
The Plan Commission may approve, conditionally approve, or, if it does not meet the requirements of the subdivision ordinance, disapprove or table the plat.
HOW TO FILE A MAJOR SUBDIVISION
File a Major Primary (6 lots or more) plat prepared by a licensed surveyor or engineer with the Plan Commission through the office of the Area Planning Department.
The following information is needed for the filing:
o One original application form, signed by the owners of the authorized agents
o Five copies of a legal description along with a drawing and signature page
o Five copies of the plat

SECONDARY APPROVAL ON A MAJOR SUBDIVISION
Following primary approval, you may file an application for approval of a secondary plat. The secondary plat may include all or only part of the area included in the approved plat. The secondary plat must also be in substantial agreement with the plat.
The following information is needed for the filing of the secondary plat:
o One application form (original) signed by the owners or authorized agents.
o One copy of the original primary plat
o Five copies of the secondary plat
o A filing fee - See Schedule of Fees

After filing of the secondary plat, the procedure for Plan Commission approval is the same as that for the primary plat. Prior to secondary plat approval, the plat goes to the governing body for acceptance of public dedication and a satisfactory performance bond or other financial guarantee for completion of the required subdivision improvements.
The last step in the process is to have you or your authorized agent record the approved subdivision - this fee is $25 (cash, credit card, or check made out to the Vigo County Recorder’s Office).
